PREPARING FOR A HOME INSPECTION

Home inspections are a crucial part of the home buying and selling process and is an important piece of the puzzle, taking time to prepare for the inspection can be just as essential. Once the inspection is scheduled, sellers should plan to spend time before the appointment getting the home ready by:

• Clearing all walkways of debris and obstacles. • Providing clear access to the attic hatch, etc. • Replacing dirty furnace filters. • Making sure all lights and receptacles are working. • Making sure there is access to any mechanicals

During the inspection, the home is thoroughly examined, both inside and out; including its systems and structural components. With home inspections becoming more prevalent , a little preparation goes a long way toward eliminating that worry from the equation entirely.

California Senate Bill 458 CA SB 458 Forgives All Debt After a Short Sale

In July 18, 2011, The provisions of SB 458 expanded the previous statute which prohibited a first lien holder from filing a deficiency judgment against a seller after a short sale, and expanded this no recourse coverage to include any junior loans secured against a dwelling of not more than four units. SB 458 also included a provision which prohibits a lender from requiring a seller to make any additional payments above and beyond the sales proceeds including a cash contribution at closing.
